What an EICR Includes: Report Sections Explained
An Electrical Installation Condition Report (EICR) records the condition of a property’s fixed electrical installation following inspection and testing. This guide explains the main parts of the report and what to discuss with the inspecting electrician.

Property details and reason for the inspection
Check that the report identifies the correct property and the installation inspected. It should record the reason for the inspection, such as reviewing the condition of an existing installation. Keep any previous reports and certificates for later electrical work alongside it.
The extent of the inspection and any limitations
Read the section describing what was inspected and tested. Agreed limitations, inaccessible areas or equipment outside the inspection scope matter when interpreting the findings. Ask the electrician to explain any limitation you do not understand; do not assume the report covers equipment or areas that were excluded.
The overall assessment
The report records whether the installation’s condition is satisfactory or unsatisfactory for continued service within the stated scope. Commissioning an EICR does not guarantee a satisfactory result. Read the assessment together with the observations and limitations, rather than relying on a single word on the first page.
Observations and recommended action
Observations describe issues found during inspection and testing. The electrician assigns classification codes where appropriate and explains the action needed. Ask which findings need urgent attention, which require further investigation and which are recommendations for improvement.

Inspection schedules and test results
The supporting schedules record inspection checks and electrical test results. These technical records help explain the report’s conclusions and provide information for future inspection or remedial work. Ask for the complete report, including its accompanying schedules, and retain a copy.
The recommended next inspection
Check the recommended next-inspection date and discuss why that interval applies to the installation. Property use, condition and the findings can affect the recommendation. Any legal, licensing or contractual requirements should also be considered for the particular premises.
What to do after receiving the report
Discuss unclear findings with the electrician. If further investigation or remedial work is needed, agree its scope and cost and keep the relevant completion records. An old report should not be treated as a guarantee that no later damage, alteration or fault has occurred.
