Book a landlord EICR in Bristol with Kebbi Electrical Services for your rental house, flat or HMO. Our NAPIT-registered electrical business works with landlords, letting agents and property managers to inspect and test the fixed installation, provide a written condition report and arrange separately quoted remedial repairs where needed.

Send the property type, address, approximate size and previous report when requesting a quote. We discuss the scope, tenant access and planned power interruptions, then explain the findings and any follow-up work needed.

Landlord EICR & Electrical Safety Services

Rental Property EICRs

Arrange inspection and testing of the fixed electrical installation in a rented home or HMO. The agreed scope and access arrangements are confirmed before the visit.

Tenant & Agent Coordination

We plan access to rooms, the consumer unit and relevant equipment with the landlord or agent. Tell us about occupancy, access restrictions and any letting deadline.

Clear Inspection Reports

The EICR records the observed condition, test results, classifications and limitations. We explain the outcome and the recommended next inspection date.

Further Investigation

Where the report identifies a need for further investigation, we discuss the issue, urgency and scope of the additional work. Findings are recorded so the next steps are clear.

Remedial Repairs & Records

We can quote for repairs identified by the report. Keep the original EICR together with the appropriate certification or written confirmation for completed remedial work.

Electrical Inspections for Rental Homes and HMOs

Tell us whether the property is a single rented home, a converted flat or an HMO, and whether tenants will be present. For flats and shared buildings, identify which consumer units and circuits serve the let property and who can arrange access. Any shared installation or additional work needs an agreed scope.

Your written EICR records the inspection findings, test results, observations and access limitations. We explain the outcome and the next steps so you can keep the relevant documents with your property records.

Remedial Repairs After an Unsatisfactory EICR

If you already have a report, send the complete document, including the observations and test schedules. We review the findings and discuss any investigation or repair work that can be quoted. Remedial work is agreed separately, with the appropriate certification or written confirmation provided for the work completed.

Preparing for a Landlord EICR

When requesting a quotation, provide:

  • The address, property type and approximate size.
  • The number of consumer units or circuits, if known.
  • Previous EICRs and electrical work certificates.
  • Known faults, alterations and extensions.
  • Tenant access details and any relevant deadline.

Agree the expected time on site and planned interruptions to the electricity supply. Make the consumer unit and relevant rooms accessible.

Kebbi Electrical Services is NAPIT-registered.

Inspection Intervals & Follow-up

For rented homes in England covered by the regulations, a qualified person must inspect and test the installation at least every five years. Follow an earlier reinspection date where stated.

Give existing tenants the report within 28 days of inspection, and new tenants before occupation. Required remedial or investigative work must be completed within 28 days, or sooner where specified.

Retain the report and completed-work confirmation. Read the current GOV.UK rented-sector electrical safety guidance for the full duties, exceptions and social housing provisions.

Landlord EICR Questions

How much does a landlord EICR cost in Bristol?

Request a quotation for the property and installation. Size, circuit count, occupancy and access affect the work involved. Confirm whether the written report, VAT where applicable and any return visit are included. Remedial work is quoted separately.

How long will the inspection take?

Timing depends on the installation and access. Ask for an estimate when booking and tell us about tenants, home working or equipment affected by planned power interruptions.

Do I need a new EICR for every tenancy?

A new tenancy does not automatically require another inspection when a valid report exists and no investigation or remedial work remains outstanding. Provide the latest report to the new tenant and check the current official guidance for your circumstances.

Do I receive an EICR certificate?

The formal document is an Electrical Installation Condition Report. It records the inspection outcome, observations, codes and next-inspection recommendation. Our guide to EICRs and electrical safety certificates explains the terminology.

Electrical safety certificates for Bristol landlords

If you are looking for a landlord electrical certificate or rental-property electrical inspection, you may need an EICR. We can discuss the appropriate document and inspection before you book.

Do you inspect other types of property?

Yes. For a property purchase, see our Home Buyer EICR service. For workplaces and business premises, use our Commercial EICR service.
