What does the guidance require?

Questions to ask an EICR inspector
- Relevant competence: what qualifications, training and experience do you have in periodic inspection and testing?
- Property experience: have you assessed installations of a similar type, size and use?
- Registration: if you advertise scheme membership, where can I verify its current status and the work covered?
- Insurance: what cover do you hold for the proposed inspection and reporting work?
- Reporting: who will undertake the visit, produce the report and explain its findings?
- Limitations: are there parts of the installation that need specialist assessment or cannot be included in the agreed visit?
Look up any claimed registration on the relevant scheme’s own register and check that the business details match. A logo on a website is a starting point for verification; it does not answer every question about a particular job.
Compare the inspection scope as well as the fee
Ask for a written quotation that identifies the property and the work included. Clarify the report, access arrangements, expected supply interruptions, VAT where applicable and how additional work would be authorised. Explain any tenancy deadline before agreeing the appointment.
A very short visit or a low headline price does not tell you whether two quotations cover the same work. Ask the provider to explain the proposed scope and any exclusions in terms you understand.
Ask how the findings will be explained
Before booking, agree how you will receive the report and who will answer questions about observations or recommended work. The inspection should establish the condition found, so a satisfactory outcome cannot be promised in advance.
If the report identifies problems, discuss their urgency and the proposed next steps with the inspector. Keep the report and the appropriate documentation for completed work together. Use the official guidance and your report when checking your obligations.
