When booking a landlord EICR in Portishead or Pill, explain who occupies the property and whether its electrical equipment is inside the home or in a shared area. Send the BS20 postcode, a previous report if available and the tenant or agent’s access arrangements.
Ask the managing agent who holds keys to meter cupboards and whether the relevant boards can be accessed on the proposed day. Inspection of one dwelling does not automatically include communal lighting, shared garages or equipment serving other flats. We agree the extent and record limitations rather than assume those installations are interchangeable.

A landlord EICR records the condition of the fixed installation within the agreed scope. Send the dwelling address, tenancy access contact, previous report and known alterations. For a flat or HMO, specify whether the booking covers one dwelling or separate communal equipment; these scopes should not be assumed interchangeable.
Tenant access and any planned power interruptions need arranging before inspection. A satisfactory report depends on the findings.
