Why Landlords Need an EICR
For private rented homes in England covered by the electrical safety regulations, a qualified person must inspect and test the installation at least every five years. Follow any earlier reinspection date recorded in the report.
A new tenancy does not automatically require a new EICR when a valid report exists and no investigative or remedial work remains outstanding. Give the new tenant the latest report before they move in; existing tenants must receive it within 28 days of the inspection.
